Promising results south phase Westfield Mall of the Netherlands

The future Westfield Mall of the Netherlands is celebrating a busy start to 2020, after revealing its newly completed South Phase – the first phase of the unique development to open – it is driving annualised footfall of over 8 million already.

The figures signal a return to growth for the former Leidsenhage shopping centre which in its heyday from 1998-2004 attracted over 9m visitors per annum. Deterioration and construction works saw that number tumble to 5m, before Unibail-Rodamco-Westfield started a transformation that will soon see the centre become the largest covered mall in the Netherlands.

The first part of the new destination is now open with 90 stores and food outlets already attracting 650,000+ visitors every month. According to the latest conservative forecasts, the mall will welcome approximately 12-14m visitors through its doors in its first year, once fully open. The development is on track for completion  in H2 2020, when it will become home to 280 stores, restaurants and leisure outlets across 117,000 sqm.

Retailers already contributing to the success of the South Phase include Amac, the largest Apple Premium Reseller; speciality cheese giftshop Henri Willig; and the recently opened Hunkemöller flagshipstore. The reaction to the first phase of the development has also attracted more retailers, with new deals confirmed today.

Among them are: The very first Dutch store of fragrance manufacturer Arabian Oud;  comfortable shoewear brand Wolkyshop; the newest store concept of Cotton Club; giftshop KKEC; and Lucardi, the largest jewellery chain in the Netherlands, will all take space in the South Phase. Others to do so are State of Art with their largest inspiration store; menswear brand New Zealand Auckland; and local hero Van Koningsbruggen will open a store with jewellery and watches.

Teun Koek, Project Director of Unibail-Rodamco-Westfield, says: “We have been talking about creating something exceptional to open in H2 2020 but the visitor numbers of the already opened south phase are exceeding our expectations This is a development that truly marks the beginning of a new era for retail in the Netherlands.”

The latest signings will join an impressive list of local and international brands at the over 600 million euros development which promises to irreversibly change the Dutch retail landscape. Westfield Mall of the Netherlands will be the first fully integrated lifestyle destination with best-in-class concept stores, cutting-edge leisure activities, a superior food offering, and immersive events. This includes a 10-screen, 1,800+ seats Kinepolis cinema; the world’s most immersive VR experience, The Void; and a 3,300 sqm O’Learys event centre.

Unibail-Rodamco-Westfield reveals major international and Dutch signings and new concept: The Gallery

Unibail-Rodamco-Westfield today reveals leading international brand Hugo Boss and Dutch retailers Distrikt, concept store Hutspot, Ace & Tate and 10Days are the latest that have signed-up for its 590 million euros Westfield Mall of the Netherlands development. More than 90 retailers are now already open in the first phase of the centre set to revolutionise retail in the Netherlands on its completion in 2020.

Making the announcement at the international real estate show MAPIC in Cannes, France, Westfield Mall of the Netherlands also unveiled plans for a new concept called The Gallery. Created in collaboration with Amsterdam International Fashion Week and House of Denim founder James Veenhoff, the 3,000 sqm. centrepiece will house a collection of 17 boutiques and lifestyle stores, along with three pop-up stores. Trendy Amsterdam-based brands Hutspot, Ace & Tate and 10Days are the first to be confirmed for the space. James Veenhoff will remain as the ambassador for The Gallery which will also play host to collaborations, pop-up concepts and exclusive events.

Bart van Twillert, Country Manager, Netherlands of Unibail-Rodamco-Westfield, says: “We’re now in the final stages of leasing and are pleased to reveal another five brands that have taken the opportunity to be part of a retail experience the Netherlands has never seen. This is our first development in the Dutch market, the first new Westfield branded centre to open across the Group’s portfolio and a genuine first for the Dutch retail landscape. We’re creating a fully integrated lifestyle destination with best-in-class concept stores, cutting-edge leisure activities, immersive events and a superior food offering, to deliver exceptional retail experiences for our retailers and visitors. Our new concept, The Gallery, is another example of this ambition.”

The new signings reflect the appeal of the development for both international and Dutch brands. This is the first time that a mall of this size and ambition has been allowed in the Netherlands, where retail policy has previously precluded such a scheme. The centre therefore represents a unique market entry opportunity that promises to irreversibly change the Dutch retail landscape.

It is ideally located in the Randstad, a vibrant megalopolis covering the country’s four largest cities of Amsterdam, Rotterdam, The Hague and Utrecht. Approximately 8.2m of the Netherlands’ 17m residents live here and 3.7m fall within the centre’s immediate catchment area, generating a retail spend of 28.6 bn euros – consistently outperforming the rest of the country. The destination is served by three highways, three tram lines and two bus routes and will also feature 1,500 bicycle spaces along with 4,000 free car spaces over five parking areas.

Once the site has been entirely redeveloped, the centre will be home to over 280 stores, restaurants, leisure and entertainment outlets across 117,000 sqm, including a 10-screen Kinepolis cinema with 1,800 seats, along with unique events and experiences. These will include the world’s most immersive VR experience venture, The Void, The O’Learys event centre of 3,300 sqm and an exceptional area dedicated to food and drinks with 22 dining options.

Demonstrating the centre’s focus on experience, the 2,500+ sqm buy-and-eat food market, FRESH!, is already trading and attracting in excess of 400,000 visitors every month. Fully let, it features 34 operators offering the best local high-street concepts and gastronomy including familiar names such as Bij Robert, Leonidas, Adega, Wah Nam Hong, Bakker van Maanen and Alexanderhoeve kaas. This food offering is further strengthened by a state-of-the-art Jumbo Foodmarkt and Albert Heijn XL, together for the first time in the same location.

The latest signings join an impressive list of retailers already committed to opening at Westfield Mall of the Netherlands. Unibail-Rodamco-Westfield has previously announced leading international fashion brands Hunkemöller, Scotch & Soda, Timberland, Nelson Premium, Calzedonia, Intimissimi, Asics and Clarks. The world’s largest fashion company, Inditex, has also signed contracts for iconic brands Zara, Bershka, Pull & Bear and Stradivarius which are all to open flagship stores. Further Dutch brands to have signed include The Sting / Costes, Anna van Toor and Paagman. In what is a phased opening, College lifestyle brand America Today welcomed the first shoppers to its store last week, while lingerie retailer Hunkemöller will open the doors of its new flagship later this month.

A luxury range of in-centre services will include a free personal shopper service, allowing visitors to seek style advice from a team of professionals. Visitors will also be able to use Wi-Fi and charging points for telephones and laptops free of charge, reflecting a commitment to offering the optimal visitor experience.

More leading international clothing brands sign up for Westfield Mall of the Netherlands

Unibail-Rodamco-Westfield today reveals that leading international clothing brands Hunkemöller, Scotch & Soda, Timberland and Nelson Premium have signed up for its Westfield Mall of the Netherlands development.

The latest signings will see Westfield Mall of the Netherlands become the go-to destination for the latest fashion trends upon completion in 2020. The 117,000 square meter (sqm) retail concept, which is unique in the Netherlands, represents a €590 Mn development.

The best and most varied streetwear offer in the Netherlands

Hunkemöller, Scotch & Soda, Timberland and Nelson Premium join the growing list of brands that will open stores in Westfield Mall of the Netherlands. Visitors will enjoy the best, most up-to-date and varied streetwear offer in the Netherlands, where the demand for streetwear has strongly increased, especially due to special product launches and collaborations with well-known designers and influencers.

A location with the best mix of shops, food and relaxation

Of the new signings announced today, Nelson Premium will be the largest store, with a floor space of 514 sqm. Hunkemöller will occupy 301 sqm, Scotch & Soda 178 sqm and Timberland 70 sqm. All stores will be fitted with 7.5-meter-high iconic store fronts. The leading international clothing brands have chosen Westfield Mall of the Netherlands for its ideal retail, food and relaxation mix. The complete renovation of Westfield Mall of the Netherlands will be completed in 2020, when more than 280 stores, restaurants, leisure and entertainment outlets will be open to the public.

Powerful and growing portfolio

Many retailers and restaurants have already been announced prior to the international clothing brands confirmed today, including fashion retailers The Sting / Costes, Calzedonia, Intimissimi, Asics and Clarks. The new signings also complement the brands of the world’s largest fashion company, Inditex, which recently signed contracts for well-known fashion names Zara, Bershka, Pull & Bear and Stradivarius. A deal has also been signed with MediaMarkt, which will open a 3,271 sqm store in the centre. Further additions to the already powerful portfolio will be announced soon.

Bart van Twillert, Regional Managing Director, Netherlands, Unibail-Rodamco-Westfield, says: “We are delighted that we can share these latest additions to Westfield Mall of the Netherlands with Dutch consumers. Streetwear is a market that is getting bigger and bigger and it is a fashion trend that is also being taken more seriously by designers. With the new stores announced today, we will offer Dutch fashion lovers and streetwear fans the latest trends. The enthusiasm for our retail concept is a clear indication that there is a strong need among the major international clothing brands for a stage like Westfield Mall of the Netherlands.”

The first Westfield flagship shopping centre in the Netherlands

The centre will be the first new Westfield branded development to open in the Unibail-Rodamco-Westfield portfolio, bringing the power of an international brand well-known for its flagship destinations. Like the Group’s other flagship shopping centres, Westfield Mall of the Netherlands will offer visitors more than just stores. In addition to the already opened food market, FRESH!, the destination will also feature a 10-screen Kinepolis cinema.

Everything is dedicated to an optimal visitor experience

Whether visitors come from further afield, or from the direct surroundings of Leidschendam, they will enjoy an optimal experience. Bicycles can be stored for free in one of the 1,500 bicycle racks, while 4,000 free parking spaces have been created for cars; traffic will be distributed over five parking locations around the shopping centre through an innovative flow management system. Westfield Mall of the Netherlands is centrally located in the ‘Randstad’ (comprising the main cities of Rotterdam, the Hague, Amsterdam and Utrecht), with 2.9 million people living within half an hour and 6.1 million people within an hour’s distance. Three tram lines and two bus lines stop at the location, which is also served by a train station (The Hague Mariahoeve), while three nearby motorways ensure good accessibility by car.

Unibail-Rodamco-Westfield has previously announced that visitors to Westfield Mall of the Netherlands will be able to use a number of free services to provide an even better shopper experience, including Wi-Fi and charging points for telephones and laptops. The destination will also offer a free personal shopper service. Other important facilities include free, accessible restrooms and play areas for children.

Four Inditex stores to enter the new Dutch flagship destination

Mall of the Netherlands today announces the signature of a major deal with Inditex – the world’s largest fashion retailer – which will see iconic brands Zara, Bershka, Pull&Bear and Stradivarius open flagship stores in the new €570 million development.

Opening in 2020, this major project will be named Westfield Mall of the Netherlands, bringing together the power of a strong local heritage with an international brand, well-known for its flagship destinations. The centre will be the first Westfield branded new development to open across the Unibail-Rodamco-Westfield portfolio.

The four Inditex brands will benefit from a world-class destination with the best mix of retail, dining, fresh food offer and leisure. Zara will be the largest of the four stores with 3,656 sqm of floor space, along with 1,024 sqm for Bershka, 874 sqm for Pull&Bear and 887 sqm for Stradivarius.

Westfield Mall of the Netherlands will be located in the Randstad area, the economic heart of the country, which includes four of the nation’s largest cities (Amsterdam, Utrecht, The Hague and Rotterdam). The area is home to 6.8m inhabitants (40% of the Dutch population) and welcomes the majority of the nation’s 15m annual tourists. The centre will feature 280 stores, restaurants and leisure outlets across 117,000 sqm, and, like the other flagship centres in the Unibail-Rodamco-Westfield portfolio, offer opportunities beyond traditional retail with unique events and experiences. This marks the beginning of a new era for retail in the Netherlands to meet the evolving desires of consumers.

Bart van Twillert, Country Manager for the Netherlands at Unibail-Rodamco-Westfield, says: “We are pleased to announce four new stores from Inditex for Westfield Mall of the Netherlands. The destination is perfectly placed in the Randstad area, giving retailers the opportunity to thrive in a flagship destination never seen before in the Netherlands.

It is a transformative time for the Dutch retail landscape with people craving more personal interactions and enriching experiences. Unibail-Rodamco-Westfield is known for pioneering new concepts, working with brands to innovate and converging digital and physical in state-of-the-art surroundings. That is exactly what we are doing here with Westfield Mall of the Netherlands.”

Westfield Mall of the Netherlands is situated in the municipality of Leidschendam-Voorburg and is only 5 km from The Hague, 50 km from Amsterdam and 60 km from Utrecht. It is served by three highways, three tram lines and two bus routes. Westfield Mall of the Netherlands is also creating 1,500 bicycle spaces to meet the needs of visitors, in a nation with the most bicycles per capita in the world, along with 4,000 free car parking spaces in five parking areas.

The new destination will also feature ‘The Gallery’, with boutique stores offering an aspirational mix of lifestyle brands and products across 3,000 sqm. Alongside retail, Westfield Mall of the Netherlands will feature a cinema and an exceptional area dedicated to food and drinks, with 22 dining options. Part of the development is already open, with the market-leading food concept FRESH! – a 2,500+ sqm buy-and-eat food market with 34 operators offering the best local high-street concepts and gastronomy. The food offering is strengthened by the addition of the state-of the art Albert Heijn XL and Jumbo Foodmarkt. Westfield Mall of the Netherlands is the only location where the two supermarkets are located together, providing customers with greater choice.

Food & Beverage

Combining craftsmanship, flavour and experience in one location

Opened in November 2018 Fresh! has major supermarkets AH XL and Jumbo Foodmarkt making Fresh! the daily food destination for the region. Since opening footfall has increased with anchor tenants outperforming similar tenants in other Dutch centers.

The heart of Fresh! is the Fresh! kitchen in which Dutch TV Chef Miljuschka Witzenhausen presents her Miljuschka & Friends program five times per month. The chefs cook with seasonal produce from tenants in Fresh! to inspire visitors in a culinary way.

Since opening Fresh! it has proved to be a hit with the local customers. Dutch customers love “their” butcher, baker and greengrocer. With a love for quality, customers are very loyal to these stores and are very willing to try new products with new tenants. The layout in Fresh! gives customers a chance to walk around, taste and experience new flavours.
